Magowan Tyres Distribution Centre

This project involved the newbuild portal frame construction of a state-of-the-art tyre distribution warehouse (dimensions 156 m x 63m) with 24nr loading bay doors and a 3-storey office block.

The office block (footprint 10m x 28m) comprises the following:

Ground: entrance lobby/reception; sales office for 18nr staff; warehouse staff room with locker room, bench seating, WCs & tea point; First Aid room

First: staff room with tea point; general office for 12nr staff; archive/filing room; store & washrooms

Second: Director & managers’ offices; meeting rooms; comms & plant room

The site is located on a greenfield site and following the site-set-up phase, extensive specialist soil stabilisation works using lime-based processes were completed. The building is a structural steel frame (over 500 tonnes) on RC pad foundations in the stabilised ground and a steel-fibre RC floor slab. The external envelope combines Kingspan roof & wall cladding, facing brickwork, Tegral rainscreen cladding and PPC aluminium glazing.

A full interior fit-out to the office block was completed.

External works included an operational/loading yard comprising a RC slab and asphalt surfacing; a 52-space staff/visitor car park; site perimeter fencing with gates/security barrier. Extensive u/ground foul & storm drainage connecting into existing drainage networks were completed including constructing a Contractor-designed stormwater attenuation basin to restrict site stormwater run-off to greenfield rate.
