Extension and refurbishment of Crowne Plaza, Belfast underway

MSM Contracts are pleased to announce that construction works started in early January 2018 to extend and refurbish the 4-star Crowne Plaza hotel in Shaw’s Bridge, south Belfast for our client, Andras House.

This project is the third major Belfast hotel project that MSM Contracts are currently delivering for Andras House, with the other two being the newbuild 178-bed Hampton by Hilton hotel and the 60-bed extension to the Holiday Inn Express.

The works will involve the refurbishment of 45nr guestrooms and corridor areas, plus a vertical extension to increase an existing guestroom wing from two-storey to three-storey, providing an additional 16nr guestrooms. The existing roof structure will be removed before constructing the vertical extension by traditional construction methods and tying the extension into the existing three-storey central core of the hotel at ridge level.

The project is due for completion by early summer 2018 and will include a complete interior fit-out of the guestrooms (including luxury suite accommodation) and corridors. The adjacent hotel areas will remain in occupation throughout the construction period and works will be delivered with minimal impact and H&S risk to hotel guests and staff.

The design team includes Johnston Houston (project manager/QS); Consarc Design Group (architects); Brian W Murray (structural); R&H Design (M&E) and Philip Rodgers Design (interior design).

MSM Contracts were main contractor on this refurbishment project and we worked in close partnership with the hotel management and design team to successfully deliver this 5-month project at eighth floor level. These works were carried out as part of the redevelopment of the former 8-storey Lancashire House office building to provide extended hotel accommodation for the adjacent Ten Square Hotel and similarly, involving MSM as the main contractor.

Construction works involved:

– Major demolitions and internal strip out to the eighth floor of the former office building

– Extending 2nr lift shafts to serve the eighth floor including alterations to the lift equipment

– Extending the stairwell vertically by one floor

– Constructing vertical extensions above existing roof level to accommodate the extended lift shafts and stairwell

– Alterations to the external building envelope including balcony terrace

– Internal shell fit-out works

– Specialist interior fit-out works by client appointed subcontractors

– Planning and executing works to have minimal impact to the occupied hotel guestrooms on the floors below

The newly opened eighth floor level now provides luxury bar areas with views over the Belfast city-centre skyline, dining areas with a breakfast servery, lift and stairwell lobby, washrooms, a fully equipped catering kitchen and a balcony terrace.
