Castlehill Wood Residential Development

MSM Contracts were the main contractor on this exclusive residential development, in close proximity to the Stormont estate for our Client, Lanyon Homes. Phased over six years, the completed development comprises:

• 33no. detached in a mix of 3-bed and 4-bed houses
• 4no. 4-bed semi-detached houses
• 3-storey standalone apartment block with 16no. units in a mix of 1-bed and 2-bed apartments; including covered car parking to part of the ground floor
• Childrens’ playpark

Key elements of the construction works involved:

• Houses: constructed in timber frame with masonry outer skin on CFA piled foundations; sand/cement render with painted finish; roof tiling; uPVC windows and doors; full turnkey finish incl. kitchens and bathrooms
• Apartments: traditional construction; sand/cement render with painted finish; mansard roof construction with roof slating, Trocal flat roofing and zinc-cladded projections; full turnkey finish incl. kitchens and bathrooms
• A range of smart technologies were installed to houses and apartments including
• Cat6 wiring throughout, advanced domestic security technology and wireless smart tech-control systems to provide energy-efficient heating and lighting.

External works included:

• Site clearance involving contaminated ground remediation
• Culvert diversion
• Foul sewer diversion
• To mitigate the poor ground conditions throughout the site, roads and footpaths were constructed over CFA piles and a RC raft slab >1m deep
• Main line foul & storm drainage incl. stormwater attenuation pipework
• Site utilities: electricity, water, gas, communications
• Site development works including hardcore upfilling, kerbing, streetlighting, hard landscaping – road surfacing, paving, external furniture
• Soft landscaping incl. gardens
• Fencing
